Templates for leasing to a charity

I am trustee of the charity (chair) and also own the land upon which it will operate (i have land and kennels and our charity is a dog rescue). I of course am doing this for peppercorn rent to cover heating and electric costs but otherwise it is for the benefit of the charity and mission to rescue dogs.
Anyhow, I am trying to find a lease template for this situation, I have done commercial leases but have never leased to a charity. I assume there will be some alterations and trustee signatures, etc required. Has anyone else done this or can direct me to a suitable template? Thank you Lee
