Advice on template for a lease for space for 12/12

Hi,
We have just received a grant for 12/12 to fund a room to host our charity. The owners are also a registered charity. They have been very accommodating to us. Is it advisable to draw up a lease between the charities? If so, is there a template that can be shared with us please? Part of the grant is specifically for the rental.
